were for sale in Colonial Village
with three homes under contract. In the third quarter of
2008, four homes sold.
In the first half of 2008, four single-family homes sold in Colonial Village. In 2007, there were 10 sales,
while 11 homes sold in 2006. The average sale price
in the first half of 2008 was $1,008,625. This compares
to $743,000 and $796,636 in 2007 and 2006, respectively.
The average list price was $1,046,000 in the first half
of 2008, $761,990 in 2007, and $807,991 in 2006. Listed

The
neighborhood consists of stately Colonial styled homes
that are more spacious than neighboring Shepherd Park.
Most of the over 600 homes in today's Colonial Village
neighborhood are detached single family
homes with special architectural details such as stained
glass windows. Ranch-style, split-level, contemporary,
ramblers, and Tudors have also been introduced into the
neighborhood.
HIGHLIGHTS
Colonial Village is the crown that tops the head of Rock
Creek Park. Sitting on the northern most section of Rock
Creek Park, residents have access to all the
recreational facilities the park has to offer. On a large parcel of landscaped land
in Colonial Village is the Lowell
School. There is no commercial area to Colonial Village,
yet it is minutes to East-West Highway and the Beltway.
HISTORY
Much of Colonial Village was part of the original estate
of Boss Shepherd (See history of
Shepherd Park).
The subdivision of Colonial Village was begun in 1931 on the theme of
Colonial America. The builders called for several of the
80 homes to be reproductions of famous Colonial
structures such as George Washington's boyhood home, his
headquarters at Valley Forge, and the Yorktown home in
which Lord Cornwallis signed the articles of surrender.
The houses were expensive and, like Shepherd Park, there
were restrictive covenants formerly prohibiting
African-Americans, Jews, and Middle-Easterners.
