      As of September 30, 2008, 15 single-family homes were for sale in Kent. Three were for sale for under $1 million, five between $1 million and under $2 million, and four between $2 million and under $3 million. Three houses on University Terrace are for sale for $3.75 million and above. Seven homes were under contract, all below $1.3 million. In the third quarter of 2008, ten homes sold; two were under $1 million, five between $1 million and under $1.5 million, and three between $2 million and $3.75 million.

      In the first half of 2008, 13 single-family homes sold in Kent. In 2007, there were 29 sales, while 31 homes sold in 2006. The average sale price in the first half of 2008 was $1,294,446. This compares to $1,594,741 and $1,441,839 in 2007 and 2006, respectively. The average list price was $1,319,300 in the first half of 2008, $1,605,459 in 2007, and $1,498,768 in 2006.     The subdivision of Kent has stately homes on streets that generally end in cul-de-sacs. Most of the homes are brick Colonials with shuttered windows and a few are large Cape Cod styled residences. Each home in Kent has significant yards with manicured front lawns. The majority of homes sell for over a million dollars or more. Other areas of Kent have smaller homes with styles including more Colonials and Cape Cods plus ramblers, bungalows, and a few contemporaries and farmhouses.  Near the Key School are a few rows of townhouses.

HIGHLIGHTS

     Impeccably kept is the best description of the subdivision and homes of Kent. The mature trees and shrubbery give the neighborhood a sylvan yet elegantly settled quality. The remainder of the Kent neighborhood, while not as stately, also has a quiet, bucolic atmosphere. The eastern border of Kent, in fact, is Battery Kemble Park. Just across MacArthur Boulevard in Palisades is the Palisades Recreation Center.

     While most indicate that the Key Elementary School is in Palisades, it is actually in Kent. There are several shops and restaurants on the southwestern end of Kent along MacArthur Boulevard. More can be found further east on the Boulevard. Sibley Hospital is to the west of Kent in Spring Valley.

HISTORY

      Kent was part of a 760-acre land grant given by Lord Baltimore in 1689. Like the Palisades neighborhood, Kent was farmland until the 20th Century. One of the farms was Casey's Hill owned by the Boyle family. It was located around the current site of the Key Elementary School and the Dana and MacArthur shopping areas. Another farm was owned by Charles Weaver near the intersection of Loughboro Road and Lowell Street. After the Civil War, the Weaver family provided land for their former slaves on Chain Bridge Road and University Terrace. The Palisades Dairy Farm was located on land surrounding MacArthur Boulevard and Arizona Avenue. Another farmhouse near Cathedral Avenue and MacArthur Boulevard was built in 1860 and used as a hospital during the Civil War. The construction of MacArthur Street (then called Conduit Road) in 1863 was followed by the Danan Place Road. A block of the old wagon road remains between Eskridge Terrace and Garfield Street.

      Within a few decades of the Civil War, Kent and the surrounding areas became a popular summer resort. Around 1890, Canadian real estate developers started the Palisades of the Potomac Land Improvement Company. One of their subdivisions was located on the Charles Weaver farm along Cathedral, Klingle, Macomb, Manning and Watson. With competition from other new subdivisions such as Cleveland Park, growth was slow. After World War II the neighborhoods in the area began to boom. The Phillips, Canby & Fuller Company built the subdivision of Kent, located on the streets south of Loughboro Road and west of Arizona Avenue.
