     As of September 30, 2008, six single-family homes were for sale in Palisades, half under $1 million. Two listed for $1.45 million and $1.599 million were under contract. In the third quarter of 2008, one home sold for $740,000.

     In the first half of 2008, 13 single-family homes sold in Palisades. In 2007, there were 39 sales, while 34 homes sold in 2006. The average sale price in the first half of 2008 was $1,146,852. This compares to $1,037,535 and $955,294 in 2007 and 2006, respectively. The average list price was $1,179,231 in the first half of 2008, $1,063,833 in 2007, and $981,291 in 2006.     Many of the original bungalows from the Palisades' resort era still remain, and several new luxury homes are larger replicas of those residences. During the 1990s, the Palisades became a prime location for individuals and developers for buying small homes that had not been refurbished and either totally renovating and building additions or razing and constructing larger homes. Houses with views of the Potomac were particularly susceptible. A relatively new subdivision of single-family homes has recently been developed at the southern end of Palisades. The styles of homes in Palisades are eclectic and include bungalows, cottages, farmhouses, ramblers, Colonials, Victorians, and contemporaries.

HIGHLIGHTS

     Washingtonian magazine in 2005 named Palisades one of the top neighborhoods for families. The Palisades Citizens Association's description of its neighborhood beautifully states: "Hugging the Potomac River with its high bluffs and breathtaking sunsets, the Palisades is a treasure of green spaces in the nation's capital...Our area is laced with winding parks where dappled light filters through canopies of old trees. It's filled with quiet streets and dotted with houses all of varying styles, from a loving home originally built as a late 19th century dance hall, to bungalows ordered from Sears catalogs, to detailed Victorian designs to the more modern homes."

   The Palisades neighborhood is lined for miles on its western and southern border by the Chesapeake and Ohio Canal National Historic Park. The towpath follows the canal and a bike and walking path, the Capital Crescent Trail, turns north and heads to Montgomery County near Arizona Avenue. Fletcher's Boat House still provides picnic areas and canoes for use on the Potomac or the canal.

     Palisades recreation area has a playground that was renovated in the early 1990s, basketball courts, fields for baseball and soccer, tennis courts, and a recreation center. The neighborhood one-room schoolhouse which was the local library until 1964 is currently the home of the Discovery Creek Children's Museum of Washington. The school provides nature programs throughout the year including summer camps. Key Elementary School is located in nearby Kent. The lower school of Georgetown Day School is just south of the Georgetown Reservoir and farther south is the lower school of Rock Creek International School. Shopping and popular restaurants are spread along the 1.2 mile length of MacArthur Boulevard in the Palisades on both sides of the street. Every year a Fourth of July celebration and parade are held on MacArthur Boulevard.

HISTORY

      The Algonquin Indians were the first known inhabitants of the palisades along the Potomac River. The first Colonists were mill owners followed by families who ran the locks on the canal. In 1754, the Colonial manor called Whitehaven Plantation was built. The plantation was on land that was part of a 760-acre land grant given by Lord Baltimore in 1689. One of the well-known earlier occupants was Thomas Main, a horticulturist and friend of Thomas Jefferson.

     The majority of the residences in Palisades were farmhouses. One such farm was owned by the Amberger family which was a truck farm that developed a new variety of lettuce. Conrad Sherier built his farmhouse in 1850 near the street named after his family. Joe Weaver, whose brother had a farmhouse in today's Kent, had property south of MacArthur Boulevard (see history of Kent). The Palisades Dairy Farm spread across both the neighborhoods of Kent and Palisades. The dairy was located at the site of the bank on the corner of Arizona Avenue and MacArthur Boulevard. The Ready family farm extended from the palisades to Indian Rocks at Salem Lane. Uplands, a 14-acre farm that was also called Terrace Heights, was bought in 1866. The estate house had several famous owners including Averell Harriman and Perle Mesta. In addition to farming and dairies, Palisades was home to several businesses. Henry Foxall had a cannon foundry on the Potomac (see history of Foxhall). The C&O Canal brought shipping commerce to the canal and local roads. There were also slaughterhouses on Canal Road.

     With the construction of MacArthur Boulevard (formerly known as Conduit Road), the area became a popular summer resort. Several summer cottages were built around the area of the 5200-5300 block of the Boulevard. A bicycle racing track was built at the area near Newark and Sherier on Joe Weaver's property. Several taverns and saloons along with country road houses were located on MacArthur Boulevard and Canal Road. The Fletcher's Boat House accommodated the summertime residents.

     One of the first subdivisions in Palisades was at MacArthur and Foxhall. Built in 1880, Harlem was named after a town in Holland. The next subdivision was in the southern leg near the river, followed by a development on 47th Street hill. In the 1890s, Canadian developers also started subdivisions in the area (see history of Berkley).  Because of competition from neighborhoods such as Chevy Chase and Cleveland Park, who were promoting their areas as healthier than those near the river because of the threat of malaria, growth was slow. The Glen Echo electric railroad which was opened at the turn of the century helped spur growth. Two developers from North Carolina started the Potomac Heights Land Company and located their subdivision at the site of Joe Weaver's bicycle race track.
