in the first half of 2008 was $1,628,000. This compares
to $1,345,725 and $1,309,917 in 2007 and 2006,
respectively. The average list price was $1,697,500 in

Woodley Park is a combination of the styles of luxury homes in
the adjoining
neighborhoods of Massachusetts Avenue Heights, Cleveland
Park, and Garfield. It has townhouses like Garfield, but
Woodley Park's
range from Tudor-styled to stucco and stone to Queen
Anne. It also has
detached homes from shuttered brick Colonials to shingle
styles with front porches.
HIGHLIGHTS
Outstanding views of the National Cathedral belong to
many of the homes in Woodley Park. Of all the neighborhoods that were part of the property
bought for development by Thomas Waggaman and John
Sherman, Woodley is the only one that is landlocked;
that is, it is the only neighborhood not bordering on a
main avenue. The result is less through traffic
disturbing residents with the walking distance to
amenities on Wisconsin, Massachusetts, and Connecticut
Avenues. Maret School,
as noted, resides in Woodley. A farmers market is held
at the All Souls Episcopal Church on Saturdays from May
through December.
HISTORY
Today's neighborhood of Woodley Park was part of the patent obtained by George Beall
of Georgetown in 1723 which was subsequently bought by
Uriah Forrest, Benjamin Stoddert, and William Deakins,
Jr. to create Pretty
Prospects (see history of
Cleveland Park).
In 1800, one of the first estates built when Pretty
Prospects was subdivided was Woodley, a Georgian
manor on 18 acres of land. It was owned by Philip Barton
Key, the uncle of Francis Scott Key and the
brother-in-law of Uriah Forrest. It was said to be the
summer home of four presidents -- Martin Van Buren, John
Tyler, James Buchanan, and Grover Cleveland. Philip Key
also owned the land where the Twin Oaks estate was to be
built approximately 80 years later. The Maret
School purchased the property in 1950. The neighborhood
of Woodley Park was also part of the property belonging to
Thomas Waggaman which was sold off to other developers
when the Cleveland Park financier went bankrupt in 1905.
Clarke Waggaman, his son, built his own home in the area
and several townhouses. High-profile DC real estate
investors such as Harry Wardman, Kennedy and Davis, and
Middaugh and Shannon purchased land during the building
boom between 1905 and 1930 and began subdividing.
